Proposed Pre-Zoning of the 72 Avenue Corridor
As part of the Canada Mortgage and Housing Corporation Housing Accelerator Fund grant, the City is reviewing opportunities to allow flexible zoning for townhome projects along the 72 Avenue corridor. Should the opportunity to pre-zone key locations along the 72 Avenue Corridor proceed to Council for consideration, the City will follow its process for a New Application and property owners who may be affected will receive letters directly with information about what it means and how they can get involved, including details of a future meeting.

Since the adoption of the OCP, Delta continues to refine City housing policy and regulations to support the addition of housing and implement Small-Scale Multi-Unit Housing. What is Pre-Zoning?
Pre-zoning is a process where a municipality proactively changes the zoning for certain areas to align with desired land use designations, often to encourage certain types of development such as housing. This allows future projects in those areas to apply for permits directly, if they follow the new rules, without needing a lengthier rezoning process. Pre-zoning is considered in locations that are consistent with the Official Community Plan (OCP).
What type of pre-zoning is being considered along 72 Avenue?
As part of the Canada Mortgage and Housing Corporation Housing Accelerator Fund grant, the City is reviewing opportunities to allow flexible zoning which would include the opportunity for future townhome projects along the 72 Avenue corridor. Consistent with the Mixed Residential land use designation in Delta’s OCP, three townhouse projects have been constructed along the 72 Avenue corridor since 2018.
What does it mean if my property is within the 72 Avenue Corridor?
The City of Delta looks forward to discussing housing initiatives currently underway including the opportunity for pre-zoning along the 72 Avenue corridor at the upcoming open houses. Should this work proceed, the City will follow its process to consider a New Application and property owners who may be affected by the proposed pre-zoning of the 72 Avenue Corridor will receive letters directly with more information on how they can get involved and what the changes may mean to them. Feedback received through the New Application process will be used when considering proposed zoning bylaw changes.
