The following are the key aspects of the proposal:
The application proposes two new buildings with a total floor area of approximately 30,830 m² (331,851 ft²). Most of the floor space would be at the ground level but some will be at a mezzanine level.
The smaller building would face the 64 Avenue frontage and have a floor area of approximately 2,230 m² (24,000 ft²). The building to the north would have a floor area of about 28,600 m² (307,848 ft²). They would be separated by a parking area and wetland.
The portion of the site covered by the buildings would be just over 46 percent of the 5.95 ha (14.7 ac) total area.
Both buildings would be used for cold storage and distribution of produce grown primarily within the Lower Mainland and Fraser Valley. No animal products, fats or oils would be stored or processed.
The buildings would also contain space for administrative offices. The north building would also include a processing facility which would undertake sublimation of fruits and vegetables, which is similar to freeze-drying.
125+ parking spaces would be provided for workers and visitors to the site.
(Please note that the application has changed slightly from what was first submitted. The main changes are that the building closest to 64 Avenue is reduced in size, the central wetland area has expanded and parking reduced.)
In order to facilitate the proposed development, the following are required:
Amendment to the land use designation in the Delta Official Community Plan from Agricultural to Industrial.
Rezoning from Agriculture (A1) to a Comprehensive Development Zone (CDZ).
Consolidation of the two subject properties into a single parcel.
Amendment to the land use designation in the Metro Vancouver Regional Growth Strategy from Agriculture to Industrial.
Inclusion of the properties within the Metro Vancouver “Fraser Sewerage Area”.
