This development proposal includes applications for a rezoning to a new Apartment Residential Zone under Delta Zoning Bylaw No. 7600, 2017, and a North Delta Social Heart (ND12) Development Permit for the form and character of the new multi-unit residential development. A Development Variance Permit is also requested to vary:
indoor amenity space from 159 m² to 148 m²,
outdoor amenity space from 948 m² to 641 m²,
on-site parking from 228 spaces to 193 spaces,
allow 65% small car spaces,
allow a steeper parkade entrance ramp, and
allow the required loading space to be located on-street in a parking pocket.
