This application is for a mixed-use building with ground-floor commercial units and 65 residential apartment units.

The following are key aspects of the proposal:

  • 823 m² (8,858 ft²) of commercial floor area at-grade and 6,467 m² (69,604 ft²) of residential floor area at-grade and above
  • 65 residential apartment units including 13 lock-off units and a mix of 1–, 2–, 3–, and 4–bedroom units
  • 5 storeys and maximum building height of 17.3 m (57 ft) plus 3 levels of underground parking
  • Principal building and parkade structure setbacks:
    • Front (12 Avenue): 0.3 m (1 ft)
    • Rear (South): 7.9 m (26 ft)
    • Exterior Side (West): 0.1 m (0.3 ft)
    • Interior Side (East): 53.2 m (175 ft)
  • 143 vehicle parking spaces including 103 resident and 40 commercial spaces
  • 7 visitor spaces (shared with the 40 commercial spaces)
  • 80 bicycle parking spaces including 10 commercial, 65 residential and 5 visitor spaces
  • Vehicular access to the underground parking area from 53A Street and to at-grade parking from 12 Avenue
  • Pedestrian access from 12 Avenue and 53A Street
  • 2,828 m² (30,440 ft²) (43.5 m² [468 ft²] per unit) of private common outdoor residential amenity area
  • 65 m² (700 ft²) (1 m² [11 ft²] per unit) of private common indoor residential amenity area

The proposal is consistent with the Neighbourhood Centres & Corridors (NC) land use designation in "Official Community Plan Bylaw No. 8400, 2024".

This development proposal includes applications for:

  • Rezoning from C.D. 286 and Single Detached Residential 1 (RS1) to a new site specific Comprehensive Development Zone (CDZ) under "Delta Bylaw No. 7600, 2017" to allow the proposed mixed-use commercial/apartment building with a height of 5 storeys.
  • Tsawwassen Town Centre (SD1-A) Development Permit for form and character for the apartment building development.
  • Subdivision and consolidation of four lots into a single development parcel.
