A previous application for a 40-unit, 4-storey apartment building was approved for this site by Delta City Council on June 13, 2022. The owner has since submitted a new application for a 68-unit, 6 storey apartment building due to changing economic and housing need conditions. Since the Public Information Meeting, the applicant revised the proposed unit tenure from 34 rental and 34 market units originally proposed to 68 market units to simplify the tenure arrangement and functioning of the buidling.
The following are key aspects of the current proposal:

6 storeys and maximum building height of 21.1 m
Principal building setbacks:
Front (Hunter Road): 4.2 m
Rear (West): 3.2 m
Interior Side (South): 2.6 m
Interior Side (North): 4.3 m
Parkade Structure setbacks:
Front (Hunter Road): 4.3 m
Rear (West): 4 m
Interior Side (South): 2.6 m

7 visitor parking spaces (0.1 spaces per unit)
78 bicycle parking spaces, including 68 residential and 10 visitor spaces
Vehicular access and pedestrian access are proposed from Hunter Road
261 m2 (or 3.84 m2 per unit) of private common outdoor amenity area
The proposal is consistent with the Neighbourhood Centres and Corridors (NC) land use designation in "Official Community Plan Bylaw No. 8400, 2024".
This development proposal includes applications for:
A rezoning to Delta Zoning Bylaw No. 7600, 2017 to rezone 1219 Hunter Road from Apartment Residential 120 (RA120) to Comprehensive Development Zone No. 42 (CDZ42) to enable the construction of a six-storey 68‑unit apartment building.
A Tsawwassen Town Centre (SD1-A) Development Permit for form and character for the apartment building development.
Please note that this application has not gone to Council for consideration; therefore, aspects of the proposal may change as the application proceeds through the review process. Images are depicted as renderings.
