Application Overview

The following are key aspects of the proposal:

One six-storey mixed-use commercial and residential building including:

  • Commercial units: 929 m2 (10,000 ft2) of commercial area with frontage on 112 Street and 84 Avenue.
  • Residential units: 84 apartment units including 54 one-bedroom units ranging in size from 50.5 m2 (543 sf2) to 74.5 m2 (801 ft2), 28 two-bedroom units ranging in size from 68.4 m2 (736 sf2) to 86.3 m2 (928 sf2), and 2 three-bedroom units that are both 109.6 m2 (1,180 sf2).
  • Floor space ratio of 3.09.
  • 155 underground parking spaces.
  • 551.5 m2 (5,936 sf2) of common outdoor amenity space
  • 149.5 m2 (1,600 sf2) of common indoor amenity space.

The proposal includes applications for:

  • Rezoning from CD 471 to a new site specific CD Zone that would allow the proposed mixed-use building.
  • Development Permit for form and character is required for the proposed mixed-use development in the Nordel Social Heart Development Permit Area (ND12).

The City of Delta adopted a new Official Community Plan on July 8th, 2024 and therefore an Official Community Plan amendment is no longer required. The subject site is now designated Neighbourhood Centres and Corridors, which permits the built form as contemplated by this application. Prior to the adoption of the new Official Community Plan, an amendment was required to change the land use designation of the subject site from Mixed-Use (North Delta) 4 (MU(ND)4) to a new designation that would allow for the proposed height of six storeys and floor space ratio of 3.09.
