  • Residential units: 84 apartment units including 54 one-bedroom units ranging in size from 50.5 m2 (543 sf) to 74.5 m2 (801 sf), 28 two-bedroom units ranging in size from 68.4 m2 (736 sf) to 86.3 m2 (928 sf), and two three-bedroom units that are both 109.6 m2 (1,180 sf).
  • Floor space ratio of 3.09.
  • 155 underground parking spaces.
  • 551.5 m2 (5,936 sf) of common outdoor amenity space
  • 149.5 m2 (1,600 sf) of common indoor amenity space.

The proposal includes applications for:

  • Official Community Plan amendment to change the land use designation of the subject site from Mixed-Use (North Delta) 4 (MU(ND)4) to a new designation that would allow for the proposed height of six storeys and floor space ratio of 3.09.
  • Rezoning from CD 471 to a new site specific CD zone that would allow the proposed mixed-use building.
  • Development Permit for form and character is required for the proposed mixed-use development in the Nordel Social Heart Development Permit Area (ND12).
