An Official Community Plan amendment to Schedule A and Schedule B.1 East Ladner Area Plan
The OCP amendment to Schedule A would change the land use designations from One and Two Unit Residential (R) and Parks and Recreation Areas (P) for 4726 and 4740 60B Street, One and Two Unit Residential (R) for 4752 60B Street and Parks and Recreation Areas (P) for a portion of 6100 Ladner Trunk Road to Multi-Unit Residential (MR).
The OCP amendment to the East Ladner Area Plan would involve changing the land use designations from Single Family Residential (SFR)/Parks and Recreation Areas (P) for 4726 and 4740 60B Street, Single Family Residential (SFR) for 4752 60B Street and Parks and Recreation Areas (P) for a portion of 6100 Ladner Trunk Road to Medium Density Ground-Oriented Residential (MGR).
Land exchange to dedicate land at the rear portion of 4726 and 4740 60B Street for park use in exchange for acquiring city-owned land at the rear portion of 6100 Ladner Trunk Road for townhouse use. The land exchange would allow for realignment of the park boundary to accommodate space for an additional future sports field at Holly Park. A rezoning to Delta Zoning Bylaw No. 7600, 2017, as follows:
Rezoning of 4726 60B, 4740 and 4752 60B Street from Single Detached Residential 2 (RS2) to Townhouse Residential 76 (RT76) for the proposed townhouse lands and Public Use Zone (P) for the proposed park lands to be transferred to Delta; and
Rezoning of 6100 Ladner Trunk Road (Holly Park Reserve) from Public Use (P) Zone to Townhouse Residential 76 (RT76) for townhouse lands to be transferred to owners.
Development Variance Permit to vary the following provisions in Delta Zoning Bylaw No. 7600, 2017:
Section 8.2.8 by reducing the minimum distance of surface visitor parking spaces from a townhouse building from 1 m to 0.3 m;
Section 6.2.13 by reducing the minimum distance where vehicular access is provided between townhouse buildings from 9 m to 8 between buildings along the westernmost north-south drive aisle; and
Section 13.4.5 by increasing the maximum lot coverage from 45% to 46.3%.
A Ladner-East (LV4) Development Permit for form and character for the townhouse development; and
Consolidation of the properties into one townhouse site.
