We welcome your feedback on a proposed commercial building located at the southeast corner of 12 Avenue and 53A Street.
The building form and character has been revised from the original proposal of November 2021 and updated after the Public Information Meeting in November 2022 in response to community feedback. The revised proposal includes:
- 3,850 m² (41,442 ft²) of retail/offfice building area.
- 3.5 storeys and maximum building height of 16.9 m (55 ft).
- Principal building setbacks:
- Front (53A Street): 0 m (0 ft)
- Rear (East): 53.8 m (177 ft)
- Exterior Side (12 Avenue): 0 m (0 ft)
- Interior Side (South): 3 m (10 ft)
- One level of underground parking.
- 95 parking spaces, 44 bicycle spaces, and 1 loading space.
- Vehicular access to the underground parking area from 53A Street and to at-grade parking from 12 Avenue. Pedestrian access is proposed from 12 Avenue and 53A Street.
- 108 m² (1,162 ft²) of private common outdoor amenity area.
This development proposal includes applications for:
- An Official Community Plan amendment for 1170 53A Street to allow commercial development and to include the property in the Tsawwassen Town Centre Development Permit Area. For 5360 12 Avenue, the development proposal is consistent with the Official Community Plan and the property is already included in the Tsawwassen Town Centre Development Permit Area.
- Rezoning to Comprehensive Development Zone No. 29 (CDZ29) to permit a 3.5 storey retail/office building plus one level of underground parking.
- A Tsawwassen Town Centre Development Permit for form and character.
- Consolidation of the properties into one site.
