53A Street Looking North

We want your feedback on a proposed retail/office building located at the southeast corner of 12 Avenue and 53A Street. The following are key aspects of the proposal:

  • The building form and character has been revised from the original proposal of November 2021 based on community feedback. The revised proposal includes:
    • 3,850 m² (41,441 ft²) of retail/office building area.
    • 3.5 storeys and maximum building height of 16.9 m (55 ft).
    • One level of underground parking.
    • 95 parking spaces, 44 bicycle spaces, and 1 loading space.
    • Vehicular access to the underground parking area from 53A Street and to at-grade parking from 12 Avenue. Pedestrian access is proposed from 12 Avenue and 53A Street.
    • 95 m² (1,022 ft²) of private common outdoor amenity area and 15 m² (161 ft²) of boulevard amenity area.

This development proposal includes applications for:

  • An Official Community Plan amendment for 1170 53A Street to allow commercial development and to include the property in the Tsawwassen Town Centre Development Permit Area. For 5360 12 Avenue, the development proposal is consistent with the Official Community Plan and the property is already included in the Tsawwassen Town Centre Development Permit Area.
  • Rezoning to a Comprehensive Development Zone to permit a 3.5 storey retail/office building plus one level of underground parking.
  • A Tsawwassen Town Centre Development Permit for form and character.
  • Consolidation of the properties into one site.

Please note that this application is at a preliminary stage and has not gone to Council for consideration; therefore, aspects of the proposal may change as the application proceeds through the review process.
