We would like your feedback on an application for a proposed 150-unit non-market rental apartment building located at the northeast corner of Ladner Trunk Road and 55B Street. The application involves an Official Community Plan (OCP) amendment to allow for the proposed five storey building height and the proposed density of 193 units per hectare (78 units per acre). A rezoning, development variance permit and development permit are also required.
The proposal includes:
- one 5 storey wood frame building, including one 1 storey of parking and 4 storeys of residential;
- 150 non-market rental homes;
- a floor space ratio 1.45 and total residential area of 11,239 m2;
- a main roof building height of 16.9 m (55 ft);
- 139 resident parking spaces and 15 visitor parking spaces;
- 162 bicycle spaces;
- 1,318 m2 outdoor amenity area and 161 m2 of indoor amenity area; and
- driveway and pedestrian access from Ladner Trunk Road and 55B Street

Please note that this application is at a preliminary stage and has not gone to Council for consideration; therefore, aspects of the proposal may change as the application proceeds through the review process.
