This development proposal is consistent with the Scott Road Corridor (SRC) land use designation in "City of Delta Official Community Plan 2024: Housing Our Future Bylaw No. 8400, 2024"
Community Amenity Contribution Under the Scott Road Corridor (SRC) land use designation, 6 to 32 storeys are permitted where a significant community contribution is provided. Rental and non-market housing contributions are expected for projects that are 18 storeys or higher. As a community contribution, the owner is proposing to provide 59 rental units within the four-storey podium which would comprise 15 studio units, 22 one-bedroom units and 22 two-bedroom units. Ten percent of the units would be offered at 10 percent below market rates secured for 20 years.
