Applications Required
This development proposal includes applications for a rezoning to a new Apartment Residential Zone under Delta Zoning Bylaw No. 7600, 2017, and a North Delta Social Heart (ND12) Development Permit for the form and character of the new multi-unit residential development. A Development Variance Permit is also requested to vary:
- indoor amenity space from 159 m² to 148 m²,
- outdoor amenity space from 948 m² to 641 m²,
- on-site parking from 228 spaces to 193 spaces,
- allow 65% small car spaces,
- allow a steeper parkade entrance ramp, and
- allow the required loading space to be located on-street in a parking pocket.

This development proposal is consistent with the new Official Community Plan Bylaw 8400, 2024 designation of Neighbourhood Centers and Corridors (NC) intended for multi-unit residential and mixed uses in neighbourhood centres and along major corridors. Under new Provincial legislation, a public hearing must not be held for zoning bylaw amendments for residential or mixed use applications that are consistent with the OCP. All feedback collected from the public will be collected and summarized for the applicant's consideration and response prior to Council's consideration of the application.
