Proposal

The following are key aspects of the proposal:

  • 309 residential apartments;
  • 6 storeys and maximum building height of 24 m;
  • 293 residential parking spaces and 29 visitor parking spaces (322 total);
  • Vehicle access from 119A Street; and
  • Road closure of the central north-south lane is requested, in exchange for a partial lane dedication connecting the site to 120 Street.

The property is located within 400 m of the Scottsdale Transit Exchange. Under new Provincial legislation, developments at this location under a Floor Space Ratio of 3.0 and height of eight storeys cannot be denied by Council on the basis of density or height.

This development proposal includes applications for:

  • The proposal is consistent with the designation of Scott Road Corridor (SRC) under draft new Official Community Plan Bylaw 8400, 2024, intended for mid- to high-rise residential and mixed use buildings.
  • Rezoning to the new Apartment Residential 6 Zone (RA6) under "Delta Zoning Bylaw No. 7600, 2017";
  • Development Permit for form and character in the Scott Road Corridor (SRC) Development Permit Area; and
  • Development Variance Permit to allow architectural projections and balconies within the setbacks.
