The following are key aspects of the proposal:

  • 40 three- and four-bedroom townhouse units
  • 62 units per hectare density and a floor space ratio of 0.98 (6,350 m² of residential floor area)
  • 3 storeys and maximum building height of 9.5 m (roof peak)
  • 80 residential parking spaces (2 spaces per unit) and 8 visitor parking spaces
  • Vehicular access and pedestrian access is proposed from both 57 Street and 48B Avenue
  • Consolidation of the seven properties into one townhouse site.

This development proposal includes applications to:

  • Amend Official Community Plan bylaw 3950, 1985 to change the land use designation to Residential Ground Oriented (RG). The proposal is consistent with the designation of Mixed Residential (MR) under draft new Official Community Plan Bylaw 8400, 2024, intended for low density ground-oriented and ‘missing middle’ forms of housing focused on areas close to services and transit.
  • Rezone to Townhouse Residential 62 (RT62) under Delta Zoning Bylaw No. 7600, 2017.

A Public Information Meeting was held on Thursday, January 11, 2024, from 5:30 pm to 7:30 pm at City Hall. The public comment period closed on Monday, January 29th. Staff will compile and summarize all the feedback for anonymous inclusion in a report to Council, which will be publicly accessible.
