We want your feedback on a duplex development application in North Delta. The proposed 12-unit duplex development includes six units of fee-simple duplexes fronting 118 Street, and six units of bare land strata duplexes with common driveway access from 79A Avenue. The following are key aspects of the proposal:

  • 2.5 storeys with a maximum height of 9.5 m to roof ridge for all duplex units;
  • Fee-simple duplex units ranging from 297 m2 to 306 m2;
  • Bare land strata duplex units ranging from 249 m2 to 289 m2;
  • A 256 mcommon driveway;
  • Two parking spaces in the garage are provided for each unit; and
  • A rental suite is proposed in each fee-simple lot with a tenant parking space on the driveway of these lots.

This development proposal includes applications to:

  • Amend Schedule A of the Official Community Plan to change the land use designation from Institutional (S) to One and Two Unit Residential (R) in the Future Land Use Plan in Schedule A and to Infill Single Family Residential (North Delta) (ISF(ND)) in the North Delta Future Land Use Plan in Schedule C.1, and to exempt the subject property from the maximum allowable density under the ISF(ND) designation to allow for a density of 33 units per hectare;
  • Discharge of Land Use Contract LU76-1 from the property title;
  • Rezone from Public Use (P) to a new infill duplex residential zone;
  • Obtain a development variance permit to reduce the minimum visitor parking space requirement from 1 space to 0 space for the bare land strata lots; and
  • Subdivide the lot into six fee-simple lots, six bare land strata lots and a common driveway.

This application was presented to Council at the Regular Meeting on June 05, 2023, where the OCP amendment bylaw, rezoning bylaw, and Development Variance Permit were granted first and second reading. Following the Public Hearing on June 19, 2023, the bylaws and Development Variance permit were granted third reading. Once the applicant has completed the third reading conditions, the bylaws will be presented to Council for final consideration and adoption
